We often find ourselves trying to educate persons on Lake Lanier Real Estate. There is great demand for Lake Lanier real estate, homes and property from retirees ( coming from New York to California), Atlanta commuters, and also from Atlanta residents that want a weekend getaway. It seems that Lake Lanier lakefront properties are priced similar to coastal beach and waterfront properties and have seen the same type of increase in values in recent years. These values are driven by a continued demand for recreational property that is not likely to decrease substantially in the long term future. As the wealth and population of Atlanta grows, so do the prices of Lake Lanier Real Estate, homes and property. This upward price pressure is driven by a large population looking for recreational and aesthetic value.
On Lake Lanier there are:
Old fishing cabins and trailers that are likely to be bought, torn down, and replaced with nicer homes in the future. These are the properties that are not so high priced at this point - 200 - 300K. Weekender's that are small 2 to 3 bedrooms on decent water, have boat docks, and slope to the Lake that is not too excessive. These properties are fairly high priced, but most of the value is in the land and not the home 300 - 500K. Lots of people find these homes fine for a weekender, but those looking to make them their primary home find that they are moving down from what they are accustomed to.
When you get over the 500K range Lake Lanier homes become much nicer. As far as the South part of the Lake, since it is a little closer to the masses, there is a little more demand. However, the North end of the Lake is not really less expensive.
Using the old real estate saying "location, location, location" could be enhanced by "on the water, on the water, on the water". We often kick ourselves for not buying a beach front condo - they were always too expensive - 5 years ago, 10 years ago, 20 years ago.
When we get calls from prospects that are not familiar with the Lake Lanier market, we can almost always predict what is wanted - "a nice view of the water, a nice 3 bedroom / 3 bath home, garage, a gentle slope with grass to the waters edge, and a single slip boat dock, in the $300,000 range". If these were available, we could sell them all day long. It is awkward trying to tell a prospect that his wishes are not realistic, so we end up proving it, often spending several days riding around the lake to view those bargains only to find out that the prospect is going to have to do one of three things: go up in price, settle for accomodations that are less than he is accustomed to, or look for property that is not on the lake. With nearly 500 miles of shoreline, you can run yourself crazy chasing after bargain priced Lake listings only to find out that they are priced low for a reason (narrow cove, shallow water, steep slope, no view, or no dock permit)! Keep in mind when using my Listingware property search, that if you find a bargain on the Lake that seems too good to be true, it probably is! This is especially true with lake lots and smaller cabins under 300K - they probably have no dock or just a swim platform, shallow water, a narrow cove, no view, or a steep slope. One more thing, Lake Lanier has been the playground for the Atlanta Metro area weekend warriors for over 50 years now. Most of the lots that would make good building sites (gentle slope, deep water, wide cove, good view) are already built upon, those that have not been developed and that are on the market are priced accordingly.

Please keep in mind that some of these will have no view of the Lake and or may be in a narrow or shallow cove. None the less, you will get a better feel for the Lake market.
