Does my agent market listings to as wide an audience as possible? The Laura Allen Team lists sellers properties on the Multiple Listing Services of the GAMLS or Georgia Multiple Listing Service and FMLS or First Multiple Listing Service as do most members of the Georgia Association of Realtors. These listings are made available for search to all Realtors within the State of Georgia. In addition these listings are made available for searching through the use of IDX listings on numerous Realtor web sites. However, the Laura Allen Team goes one step further by entering into "Handshake Agreements" with other Realtor's in the state to display seller listings on those web sites. Does my agent adequately present my property to buyers and other agents? Is my property described eloquently or is it described in all "caps" shorthand suitable only for a minimal word advertisement in the newspaper? Is there a picture of my property on the MLS or does it say "picture unavailable"? Are there multiple pictures of my property on the MLS or just a picture of the boat house with no pictures of the real property being sold? Is there a virtual tour available, and if so has it been activated on the mls system? Ask the same questions about the agent web site! Does the agent check his e-mail regularly? There is no reason to have property listed on the internet if buyer's inquire and never get a response! The fact that you are reading this confirms the importance of the Internet in marketing your property, the fact that an agent has a web site in no way confirms that the agent is actively marketing your property on the Internet, some are and some are not. If my property is to be seen, is it important for the agents web site to rank well on searchs? It is imperative that your agent rank well with the search providers. If the agent site does not come up within the first 3 search result pages for your search term, then it is highly unlikely that your property will be seen by web shoppers. There is no way to promise a certain search ranking and agent sites will fluctuate in ranking, but it is very important that the web site has a presence and is crafted in a manner that makes it relevant to searchers and their given search terms across a multitude of terms and on a variety of search providers. Try "gainesville ga mls" and "gainesville ga real estate" in alltheweb.com , altavista.com , ask.com , hotbot.com , lycos.com , msn.com , teoma.com, yahoo.com, and google.com.
