On the Beach! Santa Cruz, California or Orange Beach, Alabama?

The Santa Cruz ocean view real estate market is still one of interest for much the same reasons that Orange Beach real estate is.
It is the soothing and calming effect that the ocean has on
our souls, especially in these turbulent times. While the Orange
Beach ocean view real estate market is quite a bit different from the
Santa Cruz or Rio Del Mar ocean view real estate
market, they share a commonality of being more affordable than they
have been in years.
Affordability of Beach property:
On the Beach in Alabama
While the higher end is still expensive the asking prices have come down and there is more available to choose from. This leads to better discounts for those looking to buy. The better supply on the lower end has led to some really nice values being available though, where one can get some really nice ocean view condominiums with a wide range of floor plans in Orange Beach.
On the Beach in California
The selection of the Rio Del Mar or Capitola ocean view
condominiums has been varied and spotty. Those that are closest to the
Rio Del Mar beach are usually available to rent on a weekly basis,
making the Santa Cruz beach house investment, better able to pencil
out.
The Rio Del Mar beach condo market has the largest share of
oceanview properties that one can rent out on a weekly basis.
Most of them are 2 bedroom 2 bath and about 900 square feet. While
these are not huge, by any stretch of the imagination, California
coastal homes development is extremely restrictive and as such most all
of the ocean front development was done decades ago in the 60's.
If you have been considering an ocean view or bay or gulf view property, you may want to consider a purchase soon.
You will find the interest
rates will be going up, thereby increasing the cost for holding your
investment. Many though consider this, but really an ocean view
condominium is an investment in the well being of your soul.
Tell
me do you really know anyone who would not like a Rio Del Mar,
Ca or Orange Beach, Alabama? The answer is no.
Some things you should consider in purchasing an ocean view condominium:
- Is the ocean view condominium a straight on view or a side view
- Is the area windy a lot
- Are there smells locally from the gulf or bay that are common
- Do they allow you to rent it out weekly or only monthly
- Are pets allowed- how many and what type
- Is there a pool
- Are dues expected to increase greatly
- Does the place seem like it is well maintained
- What is the mix of the owners- mostly second home or full time
- How much do you plan to use the unit
- Will it be sold furnished or do you need to consider furnishing costs
- Is there on site property management and maintenance
While those are not an exhaustive list of questions, this will allow you and your agent to get some of the basics covered as you think about purchasing a vacation rental or beach home.
